Cleveland Heights' Bluestone Community to add more townhouses


Developers will break ground by the end of the month to start constructing 16 Chicago-style townhouses in The Bluestone Community.

There are 36 total residential units in the four-acre development, 3505 Mayfield Road, across from Severance Town Center. That includes a 22-unit loft condo building and two seven-unit cluster home buildings. The majority of the homes are sold and occupied, according to Bluestone’s Director Eric Lee.

The new Chicago-style townhomes will each be three floors with attached garages on the ground level. The living room, dining room and a half-bath will be on the main floor with two bedrooms and two bathrooms on the third floor.

“This is a really popular floor plan as of late,” Lee said. “We’re going to offer rooftop decks as an upgrade, with a nice view of the lake.”

The new townhouses will range in price from $210,000-$280,000. Lee said they should be on the market by June.

Though there are countless vacant homes in this city, new homes in the Bluestone development have not been hard to market or sell.

Lee said Bluestone homes have been popular among professionals moving to Cleveland from elsewhere in the country to work at a hospital or university.

“Their lifestyle lends itself to a maintenance-free home,” he said. “They want to come in, eat and sleep and they don’t want to mow the lawn on Saturday.”

The cluster homes in the back of the development are all on one floor, so they appeal to families looking to stay in the Heights, but who want to downsize once the kids have moved out, Lee said.

Many buyers have also been attracted by the seven-year, 100 percent property tax abatement, Lee said.

Bluestone investors purchased the former Jewish Community Center property in 2005 and the first building was razed in 2008. The cluster homes were built first. They sold out in 11 months and construction soon began on the 22-unit loft condo building. Since then, 16 of those units have been sold.

Once the townhomes are complete, investors plan to finish out the development with four more seven-unit cluster homes, though floor plans and details on those are still in the works.
